Texas Roof Insurance Claims: Coverage, Deductibles and ACV vs. Replacement Cost

How Texas roof claims can differ based on the cause of damage, roof condition, deductible, and whether the policy pays replacement cost or actual cash value.

Direct answer

A covered storm does not automatically mean a free new roof.

Texas Department of Insurance says claim payment depends on policy terms, the cause of loss, deductible, and whether roof coverage is replacement cost or actual cash value. Age and condition can materially change what the policy pays.

Replacement cost vs. actual cash value

Replacement-cost coverage generally pays based on current repair/replacement cost, subject to the policy and deductible. Actual-cash-value coverage subtracts depreciation, so an older roof can produce a substantially smaller payment.

Translate percentage deductibles into dollars

A percentage deductible is based on the insured value specified by the policy—not the repair bill. Before choosing or renewing coverage, convert the percentage into the actual dollar amount you would need to absorb after wind or hail.

Old or worn is not the same as storm damage

TDI says an insurer will not pay for a new roof simply because the roof is old or worn. Some insurers can also change roof coverage as the roof ages, making renewal documents important.

Tree maintenance and roof exposure

TDI specifically recommends removing limbs hanging over or near the roof and checking the roof after storms. That creates a direct link between tree maintenance and insurance risk.
